All properties will need to be individually quoted due to differing factors with each individual property, which include some of the following: Property age, Condition, Construction type, Location, Design, Risk.
We also need to be informed of any additional out buildings that may require an inspection, as the below pricing is limited to the main dwelling and main associated garage.

This is a comprehensive condition assessment of the property which includes the main dwelling and general external landscape items in close proximity of the dwelling. We can also include standalone out buildings or dwellings as needed. Our reports tick all the boxes for lenders and insurers.

Tailored for vendors selling property.
This is a comprehensive report of the dwelling and external landscapes within close proximity to the house. We can also include separate outbuildings.
A pre-sale report is a great way to get ahead of the sale process and will allow you to deal with any potential Issues that may arise causing delays.
We can also assist with pointing you in the right direction for repairs and our reports can be amended and updated once repairs are complete.

This inspection is to identify if there are any incomplete items, general defects or a lack of suitable workmanship.
This report is a great way to ensure that you are getting what you have paid for with a new build property.
If issues are raised they can then be referred to the builder to have rectified before handover or to be completed within the building defects period.

This inspection is to confirm if a rental property complies with the Healthy Homes Standards set by the government.
The main items that need to be checked for compliance are as follows..

A general maintenance inspection is a great way to see if your home or rental property is due any periodic maintenance. This inspection includes moisture testing to the typical high risk areas.
Our maintenance inspections are informative and can save you money in the long run. Keeping on top of maintenance can prevent future headaches.

Technical inspection services generally follow on from upfront building reports if structural issues are highlighted. These inspections comment on damages and necessary technical level recordings. This inspection service is commonly used for investigating missed or poorly scoped earthquake damages to assist with EQC or insurance claims.

*EQC or relevant documentation will be required for review before the time of inspection.
*The documentation review is at a cost of $200 incl GST which will be factored into the quote

Floor level assessments are very important within the Canterbury region, especially for properties that have been through the Canterbury quakes.
We use credible and accurate floor level equipment to check that the floor levels to dwellings are within the acceptable guidelines set by MBIE and NZ the building code. This service does not include a floor plan layout, however a floor plan can be added for an additional fee.

Non-invasive moisture testing is a non-destructive way to check if there are any current elevated moisture readings within a dwelling.
This is a great way to identify if there are areas that need further investigation or testing.

An invasive moisture testing report is generally undertaken when elevated Non Invasive moisture readings have been recorded.
Invasive moisture testing involves inserting spike probes into timber framing to assess with accuracy the moisture content percentage within framing materials.

This service includes an onsite measure of a dwelling to provide a physical floor plan which shows the current layout of a house or building.
Floor plans can be handy to understand the layout of a dwelling.
It can also complement a floor level assessment.
(Please note floor plans do not include full measurements of a dwelling and they should not be scaled off)

Thermal Imaging is mainly used as an investigative tool, which can be used to assess areas of heat loss or to help identify areas of potential moisture ingress that may not be picked up by eye or with other moisture testing techniques.
*Thermal imaging may not be suitable for all situations and therefore we recommend consulting with our thermal imaging inspector before engaging.

The aim of this service is to review the EQC scope of works or other repair documentation and to check that repairs have been completed in line with the documentation and to assess that they have been completed to a suitable standard.
This service is very handy for repairs that were cash settled following the Canterbury Quakes with no evidence of completion
